Ejari Cancellation in Dubai

Clear the old record so the next step can happen.

Why it matters

An active Ejari stays on the property until it’s cancelled — and it can block a new tenant from registering, hold up a move-out, or stop DEWA being closed in your name.

Either party can cancel — and you can do it free

Dubai Land Department names the tenant, or a representative holding an official power of attorney, as the applicant for cancellation, and requires a letter from the owner requesting cancellation where the contract is still active. The service does not apply where the property is managed by a real estate company or by an owner who has Ejari system access — those cancellations go through that party’s own system access instead. Cancelling is free of charge in the Dubai REST app, or AED 40 plus VAT in service partner fees at a Real Estate Services Trustee Centre. Source: Dubai Land Department, Cancel Tenancy Contract, checked 23 September 2026. We handle it for you — checking the record, filing the cancellation, and confirming it’s cleared — for a service fee of AED 199 plus VAT; official charges, where applicable, are separate.

Common questions

The tenant, or a representative holding an official power of attorney, applies to cancel; where the contract is still active, Dubai Land Department also asks for a letter from the owner. You can do it yourself free in the Dubai REST app, or we file it for you, check the record and confirm it’s cleared, from AED 199 plus VAT; official charges separate.

Yes — cancelling is free online via Dubai REST (about AED 40 + VAT at a trustee centre). Our AED 199 fee is for handling it for you and confirming the record is clear.

Dubai Land Department names the tenant, or a representative holding an official power of attorney, as the applicant for its cancellation service, and asks for a letter from the owner where the contract is still active. Where the property is managed by a real estate company or by an owner with Ejari system access, cancellation runs through that party’s system access instead.

Almost always because the previous tenancy’s Ejari was never cancelled. The old record has to be cleared first — then the new registration goes through.
