Ejari vs DEWA: what's the difference?

Ejari registers your tenancy with the DLD/RERA; DEWA supplies your electricity and water. They’re two different steps — and you usually need a valid Ejari before DEWA will activate utilities in your name.

The link between them: your Ejari (and a matching DEWA premise number) is what lets you activate DEWA. If DEWA can’t find the property, it’s usually a premise/Makani mismatch on the Ejari side.

Doing a move-in?

If you’re moving in and need utilities, the DEWA Move-In Pack files the Ejari and gives you the checklist for DEWA. If DEWA rejects the property number, see premise / Makani mismatch.

Common questions

Yes — you normally need a registered Ejari before DEWA will activate electricity and water for the tenancy.

It identifies the property in DEWA’s system and appears on the DEWA account/bill. It must match the property on your Ejari.

Ejari first: register the tenancy, then use it to activate DEWA.

A valid Ejari for the property is typically required as part of the DEWA activation.
